Godrej Properties Start Demolition Work At RK Studio, Mumbai

Real estate developer Godrej Properties has started the demolition work at Mumbai-based RK Studio, the iconic building that was the workshop of legendary film-maker Raj Kapoor. Godrej Properties is planning to construct a mixed-used project with modern residences and luxury retail on the 2.2-acre land parcel. Located in Chembur suburb in Mumbai, the film studio, which has been witness to the making of several iconic films produced by the Kapoor family over the decades, was founded by Raj Kapoor in 1948.

In May 2019, Godrej Properties completed the purchase of the studio for an undisclosed amount. However, media reports suggested that the deal was signed for a price ranging between Rs 170 crore to Rs 190 crore. The developer will be able to use 3.5 lakh square foot (sqft) of the saleable area of the plot. Godrej already owns another 2.5-acre land next to the studios, which it had bought for Rs 175 crores.

Before it was bought by Godrej, the RK Studios was jointly owned by Raj Kapoor’s three sons – Rishi Kapoor, Randhir Kapoor and Rajeev Kapoor. They had been trying to sell the property as it had become economically unviable for them to maintain and run it.

At the time when the RK Studios was constructed, Chembur was a distant and under-developed suburb. However, the locality has come a long way, and is now seen as the hotbed for real estate, especially for those looking for property in the affordable segment. It is considered to be one of the busiest suburbs in Mumbai.

Property prices here have been steadily rising over the past one year. While it stood at Rs 15,908 per square foot (sqft) in March 2018, prices have appreciated to reach Rs Rs 17,024 per sqft now.

 

Godrej Properties gets the keys to iconic R K Studios, set to build luxury project

After 71 years of playing host to thousands of films and their crews, the cavernous halls of the iconic R K Studios will no longer hear echoing shouts of ‘lights, camera, action!’. It was early last year when Rishi Kapoor announced his family’s decision to sell it off. Established by his late father Raj Kapoor in 1948, the studio finally changed hands on Monday with Godrej Properties snapping it up.

Clichéd as it may sound, this marks the end of an era where the studio served as the headquarters of Kapoor’s film production company: R K Films.

Godrej on Friday said that it is currently in the process of converting the 3.5 lakh square feet of land into residential apartments and luxury retail space. While the size of the deal has not been disclosed, the market value of the property is estimated at around `200 crore. The studio is prime real estate, located in close proximity to hospitals, retail malls and residential and commercial areas.

“We are happy to add this iconic site to our development portfolio. This fits well with our strategy of deepening our presence in key locations across India’s leading cities,” said Pirojsha Godrej, executive chairman, Godrej Properties.

Raj Kapoor decided to expand R K Films into a studio in 1950, reportedly using the earnings from his 1949 hit Barsaat. “In the Bombay of the 1950s this was a remote rural place, far from its centre in south Bombay,” wrote Mihir Bose in Bollywood: A History.

R K Films entered its golden period with the release of Awaara (1951), Boot Polish (1954), Shree 420 (1955) and continued to turn up crank out films in the 70s and 80s like Mera Naam Joker (1970), Bobby (1973) and Satyam Shivam Sundaram (1978) were shot.

Until 2017, R K Studios housed all the memorabilia of R K Films including costumes used in various movies, trophies won by Raj Kapoor and rare photos, posters and many such novelty items. That year, however, a devastating fire gutted a major part of the studio. After failed attempts to renovate it, the Kapoors put it on the market. Eldest son of Raj Kapoor, Randhir Kapoor had said after the sale that the cost of maintaining the iconic studio was too high.

Studio sitting on highly valued real estate

According to local sources, current commercial property rates in and around Chembur, where the studio is located, range from H25,000-29,000 per square feet. Work on the designs for Godrej’s mega-project are set to begin shortly.

Godrej Properties buys RK Studios for an undisclosed sum

Raj Kapoor’s RK Studios in Chembur, an eastern suburb of Mumbai, has slipped into history. The 2.2-acre iconic landmark has been sold to Godrej Properties, the Godrej group’s real estate company. Although neither party is willing to put a figure to the deal, the industry estimate is that the plot went under the hammer for close to Rs 200 crore.

The plot is located on the Sion-Panvel highway, an arterial road that connects the southern tip of the city with many townships of Navi Mumbai. Of the total area, about 33,000 sq metre (around 350,000 sq ft) of saleable area can be built, Godrej Properties said on Friday. Prices in high-end buildings around the RK Studios area are around Rs 25,000 a sq ft in terms of carpet area, say real estate brokers.

Set up in 1950, the studio is an indelible part of Bollywood lore and local history. Some of the brightest stars from the Hindi film industry have passed through its hallowed gates and it has rolled out some of the industry’s biggest hits. From Awara to Bobby and Ram Teri Ganga Maili, all were shot here.

The sale of the studio has been closely tracked ever since the announcement made by actor Rishi Kapoor in August 2018 that the family had decided to put the property on the block. Under Godrej, the studio will make way for swanky residential towers and a luxury mall.

Not only is the deal being seen as the end of an era for Bollywood, and as one of the largest blocks of real estate to go under the hammer in the eastern suburbs of the city, it is expected to transform the local landscape and influence property prices in the area.

For people in the area, the studio has been synonymous with the state’s annual Ganapati festival and the raucous Holi parties that drew the who’s who of the industry into its imposing iron gates that walled off gawking passers-by from the stars inside. The studio’s decline began soon after the death of the patriarch Kapoor and as studios in the Western suburbs of the city grew more popular, it lost its sheen.

The final straw was a fire in September 2017 that gutted large parts of the studio and burnt down precious memorabilia. The Kapoors, widely acknowledged as the first family of the Indian film industry, with Ranbir Kapoor and Kareena Kapoor being the latest generation of actors in play, say they found it difficult to maintain the place.

Rishi Kapoor had said that the decision to sell came after a lot of heartburn. His announcement caused an uproar with fellow actors and politicians decrying the decision.

One even suggested that the government take it over and build a national film museum in honour of Raj Kapoor.

However, the family seems to have had the last word. And after a long hunt and months at the negotiating table, Godrej Properties won the day.

Randhir Kapoor, actor and son of Raj Kapoor, said: “This property in Chembur has been of tremendous significance to my family over the many decades that RK Studios has operated from there. We are excited to have chosen Godrej Properties to script a new chapter for this location and build upon its rich history.”
